CLEVER USE OF GLASS TRANSFORMS A PASTEL ‘PIED-A-TERRE’ MOMENTS FROM SLOANE SQUARE
When luxury developer Finchatton refurbished a pastel house on the quiet residential street of Smith Terrace, they reconfigured the traditional terraced property to create a modern and immaculate residence. Designers utilised contemporary materials including glass and mirror fittings to open-up the interiors, creating naturally bright and exquisite living spaces.
Four years since the interior overhaul, the stunning three-bedroom house remains in pristine condition. It provides 2,383 sq. ft. (221sqm) of luxurious living space set over five floors and offers planning permission for an ultra-high-tech retractable glass terrace, which would double the outdoor space. With a highly desirable location just off the King’s Road, Smith Terrace is for sale through prime Chelsea estate agents Russell Simpson for £5,650,000.
The ingenuity of the design is epitomised at its core in the form of a spiralling staircase, which serves as both a functional and aesthetic focal point for the house. Positioned in the heart of the property, the staircase not only provides access to all five floors, but also allows for natural light to travel throughout the home through the interplay of glass and mirror fittings. The curved form of the staircase and a large skylight creates stunning irregular shapes which are beautifully finished with Finchatton’s attention to detail.
This precise and detailed approach is emulated throughout the rest of the house. On the ground floor is a spacious entrance with a street facing view, grand fireplace and plenty of storage fitted in discreet yet elegant cupboards. This versatile room can be utilised as the occupier sees fit, it is currently a study and has previously been used a formal dining area.
To the rear of this floor beyond the staircase is the drawing room which features a second fireplace, shelving space and sumptuous lounge furniture arranged in a style that is ideal for entertaining guests. Floor-to-ceiling windows spanning the entire back wall of this space allows for natural light to flood throughout the drawing room and cascade further into the entrance via the cleverly placed interior window by the staircase.
There is scope create an outdoor balcony from this floor,
the current owner has obtained planning permission to install a
high-tech retractable glass terrace off the drawing room. This
would create an additional, stunning outside space and also
transforms the existing garden below to make a covered
‘winter garden’ which can be enjoyed year-round.
A stunning bespoke kitchen with central breakfast table is located
the lower ground floor. It features high-specification Miele appliances,
noise-reducing Blum hinges and motion drawer mechanisms,
finished with worktops composed of Compaq Carrara Quartz, a
resistant and elegant material of extremely high quality.
French sliding doors lead directly onto a spacious garden. This paved outdoor space is wonderfully lit yet feels extremely private with high walls, where panelling and brickwork complement the green hedges and an array of potted plants. The garden is a wonderful space for alfresco dining as it offers plenty of room to accommodate outdoor seating and a BBQ.
Additionally, this lower ground level offers a guest cloakroom and large bedroom with ensuite shower. The bedroom includes plenty of storage space and a separate entrance to the house from the street, a great room to host guests or for a mature teenager.
One of the standout features of the property is that it includes a basement level, which one would no longer get planning permission to build in this location. A large portion of the basement has been designed as a media room, featuring a 60” high definition wall mounted television with discrete 5.1 surround sound, for the ultimate home cinema experience.
The entire house has been fitted with the latest lighting, audio visual and data technologies for optimum comfort and convenience. This includes intricate cabling infrastructure to allow for high bandwidth, fast broadband and ethernet speeds, ceiling speakers installed in all principal areas, pre-installed Apple TV, Sky+ HD and Lutron Homeworks providing total control and integration of lighting for the whole home.
Furthermore, the media room also has space for a study, while the lower basement additionally houses a utility room with Miele washing machine, dryer, extra storage space and granite worktops.
Occupying the upper levels are two further bedrooms; the master suite is situated on the first floor while the third double bedroom is above on the second floor. Two large windows brighten the master bedroom which is furnished with luxurious décor in a cool colour palette. A standout feature being the drapery around the headboard of the bed which complements the floor-to-ceiling curtains. The master leads to an ensuite bathroom with stunning white marble touches. Upstairs, the third double bedroom also has its own ensuite and offers further storage space.
The prime Chelsea location is one of Smith Terrace’s most attractive qualities. The quiet street is situated on the south of the King’s Road between Smith Street and Radnor Walk. Just moments away are some of London’s finest shops and restaurants of Chelsea, as well as the open spaces of Burton Court and Sloane Square station.
